๐Ÿ“˜ HELP / HECS – Study and Training Support Loan (STSL) repayments

Customers with a Study and Training Support Loan (STSL) may now have their STSL repayments excluded from serviceability calculations, subject to meeting eligibility criteria.
Effective Monday 24th November.

๐Ÿงพ What you need to do

โœจ Enter relevant information on the commitment into the Broker Serviceability Calculator to determine if the repayment period meets eligibility.

โœจ Check your customer meets the following eligibility criteria and record in AOL:
 • They must not be currently studying and adding to their STSL debt
 • Their current STSL debt will be fully repaid within 12 months from application submission

โœจ Collect an STSL loan statement from the customer (via ATO or MyGov).

๐ŸŸฆ SMSF Serviceability

โœจ No self-employed time-in-employment requirement for SMSF entities (including Corporate Trustees).

โœจ Reduced verification when SMSF income isn’t used. Only required:
 • Super Fund Lookup search
 • Contribution details

โœจ Simplified verification when SMSF income is used (latest tax return or audited financials).

โœจ Applies to all PAYG or self-employed customers who hold an SMSF.

โœจ Include SMSF details in AOL notes to avoid MIRs.

โœจ Time-in-employment rules & SSC no longer required for SMSF entities.

โœจ When using SMSF income or contributions in servicing → obtain latest tax return or audited statements.

๐ŸŸฆ Self-employed – non-operating entities

โœจ Customers may now provide a declaration confirming non-operating entities.

An entity is “operating” if it has:
 • Income or turnover
 • Expenses
 • Liabilities

โœจ Identify all entities (including those shown on Access Seeker).

โœจ Confirm which entities are operating vs non-operating.

โœจ Document non-operating declarations in Broker Notes.

โœจ Enter all entities into AOL for correct processing.

๐Ÿ—๏ธ Construction Loans – Australian Government 5% Deposit Scheme

โœจ Maximum loan term increased from 28 → 30 years.
โœจ 30-year term now selectable in AOL.

 • Metro: 80%

๐Ÿ”น Security: Offices, warehouses, retail, light industrial, mixed-use
๐Ÿ”น Loan Term: Up to 30 years
๐Ÿ”น Lease review required for full-commercial leases

Acceptable Securities:
 • Strata office suites
 • Small warehouses
 • Retail shops
 • Light industrial units
 • Mixed-use premises

Not acceptable: pubs, nursing homes, development stock, construction sites.

๐Ÿ”น Borrower: SMSF Corporate Trustee (non-trading)

Loan Amounts:
 • Metro: $3M commercial / $1.5M residential
 • Non-Metro: $3M commercial

Guidelines:
๐Ÿ”น LVR: Up to 80%
๐Ÿ”น Loan Term: 10–30 years (IO up to 5 years)
๐Ÿ”น Purpose: Purchase or refinance
๐Ÿ”น Acceptable security: Multi-use or light-commercial only
๐Ÿ”น Servicing: Rental income + concessional contributions

Requirements:
 • Full SMSF & Security Trust Deeds
 • Audited financials
 • Lease documentation

โœจ Valuations must be ordered upfront via the Valuation Tool before lodgement.
โœจ After submission, the Valuation Reference number must be linked in the Application Details screen.


๐Ÿ’œ Beyond Bank

โœจ Temporary pause on pre-approvals due to high demand.
โœจ No pre-approval applications accepted if no contract of sale exists.
โœจ Applies to all application types.
