  • 📅 Effective Monday, 8 September 2025, the following changes will apply:

  • 🧱 External Land Loan Refinances: LVR will increase from 90% to 95%.

  • 🧭 There will be no changes to the LVR cap for all other external refinance loan purposes. This change is for externally refinanced land loans only.

  • 🚫 Please note, partially completed builds remain an unacceptable security.

  • 📑 Fixed price build contracts will no longer require a contingency allowance to be held by the customer.

  • 📊 Removal of Valuation Risk Assessment (VRA) restriction one and three from Acceptable Securities and LVR policy for security values > $3m to <=$6m, enabling access to a maximum LVR of 80% providing all other criteria is met.

  • Bank Australia offer Property Share Structures!?

  • Bank Australia don't call this policy property share - they reference this to Co-borrowers – Non-Spousal Guarantor within their lending policy.

  • For applications received with multiple borrowers who are not in a defacto/married/spousal relationship (i.e. brother and sister), consideration must be given to assessing the capacity of each borrower to individually repay their portion of debt:

    • • Each borrower must be assessed on their ability to service their proportion of the assigned debt

    • • The loan should be structured as a split loan with a security guarantee - each borrower will guarantor the other

    • • The proportion of debt assigned to each borrower must not exceed their ownership stake in the asset

    • • Standard lending policy applies

    • • Legal Advice must be obtained.

  • $2,000 Home Loans Switching Cashback Offer will be ending

  • ANZ will conclude its Home Loans Switching Cashback offer on 30 September 2025. Until this date, eligible customers who refinance their home loan to ANZ can receive $2,000 cashback when they take out an eligible ANZ Home Loan of $250,000 or more with 80% or less LVR (Offer).
